Schedule of Condition Warrington

A Schedule of Condition is a photographic record and written statement that records the condition of a property at a particular date. 

It is typically prepared for tenants prior to signing a new lease, which records the condition of the building elements and any pre-existing defects that may exist, therefore limiting their potential dilapidations liabilities. 


In order for the schedule of condition to be formally recognised, it should be agreed by both the landlord and tenant, or someone authorised to act on their behalf before being referenced in the lease and appended. 


A schedule of condition may not be appropriate in certain situations and the wording contained in the lease is key.  Therefore, it is important to benefit from our specialist advice so that we understand the circumstances and reason for the survey before progressing with this option.
